The information contained below is designed to provide a summary of the minimum education, experience and examination requirements established by the Texas Real Estate Commission (TREC). For more detailed information, please contact the Commission. Graduation of AREA’s course is recognized for a free 1 year membership in the National Association of Certified Home Inspectors (NACHI) obtaining full benefits, and discounted membership in the Housing Inspection Foundation (HIF).
 
Home Inspector Requirements
There are three levels of inspector licensure in Texas Apprentice Inspector, Real Estate Inspector and Professional Inspector. To obtain a Real Estate Inspector or Professional Real Estate Inspector license you have a choice of two paths:
1. Three-Tier progression; and 2. Education/Experience Alternative.

Apprentice Requirements

  Be a citizen of the US or equivalent, resident of TX at time of application, at least 18 yrs of age, pass background check.
  Be sponsored by a licensed professional inspector and must perform all inspections under the supervision of the sponsor.
  File the Apprentice Inspector License Application with appropriate fee.
  Provide proof of liability insurance.
Real Estate Inspector
 

Obtain your education and experience one of the following ways:
1. Be actively licensed as an apprentice for 3 months during the 12 month period prior to filing the inspector application and complete 90 hours of core real estate inspection courses and complete at least 25 inspections while licensed as an apprentice.
or
2. Complete 120 hours of core real estate inspection courses. Of the 120 hours, 30 hours of core inspection education must contain 10 hours credit each for the structural, mechanical and electrical systems found in improvements of real property. In addition to the 120 hrs, one of the following requirements must also be met:
A. Complete 60 hours in an experience training module (provide letter from the education provider or a course completion certificate); or
B. Complete 60 hours of inspecting with a licensed professional inspector who can provide a letter certifying attendance; or
C. Have 2 years as an active licensed professional engineer, engineer-in-training, or licensed or registered architect (provide a license history); or
D. Have 3 years of personal experience in a field directly related to home inspecting (provide 2 reference letters from persons other than the applicant who has personal knowledge of the applicant's work).

  File the Real Estate Inspector License Application with appropriate fee. Once your application is accepted you will receive notification that you are eligible for the exam
  Contact PSI to schedule your examination. The exam must be passed with at least a 70% within 6 months of filing your application. For more information on the examination please view the candidate handbook.
  Once the examination is passed you will receive a request from TREC for $100.00 for the Recovery Fund this must be paid in order to receive your license.
Professional Inspector
 

Obtain your education and experience one of the following ways:
1. Be actively licensed as a Real Estate Inspector for 12 months during the 24 month period prior to filing the professional application, complete 128 hours of core real estate inspection courses (8 of which must be related to the study of standards of practice, legal issues or ethics related to the profession, this hour requirement includes the 90 completed as an apprentice) and complete at least 200 inspections (175 of which are performed under indirect supervision while licensed as a Real Estate Inspector and 25 of which were completed under direct supervision as an apprentice).
or
2. Complete 328 classroom hours of core real estate inspection courses. Of these hours, the following courses must be taken: 30 hrs in Foundation Systems, 25 hrs in Roof Systems, 30 hrs in Framing, 25 hrs in Electrical Systems, 25 hrs in HVAC Systems, 25 hrs in Plumbing, 12 hrs in Building Enclosure, 6 hrs in Appliances, 8 hrs in Standards of Practice/Legal/Ethics, 8 hrs in Standard Report Form/Report Writing, and 6 hrs in other core inspection approved courses. In addition to the 328 hrs, one of the following requirements must also be met:
A. Complete 120 hours in an experience training module (provide letter from the education provider or a course completion certificate); or
B. Complete 120 hours of inspecting with a licensed professional inspector who can provide a letter certifying attendance; or
C. Have 3 years as an active licensed professional engineer, engineer-in-training, or licensed or registered architect (provide a license history); or
D. Have 5 years of personal experience in a field directly related to home inspecting (provide 2 reference letters from persons other than the applicant who has personal knowledge of the applicant's work).

  File the Professional Inspector License Application with appropriate fee. Once your application is accepted you will receive notification that you are eligible for the exam
  Contact PSI to schedule your examination. The exam must be passed with at least a 80% within 6 months of filing your application. For more information on the examination please view the candidate handbook.
  Once the examination is passed you will receive a request from TREC for $100.00 for the Recovery Fund this must be paid in order to receive your license.

Continuing Education Requirements

License Renewal

 

To renew your license on Active status you must provide proof of professoinal liability insurance and complete 32 hours of commission approved core/continuing education real estate inspection courses every two years (16 hours during each of the two years). You must submit copies of course completion certificates to TREC prior to renewing online.
